    Steps To Apply

    => Step 1

    First, you must register on the Tnreginet portal. If you already have an account in this portal you can simply log in. Otherwise, you can simply sign up to create your account.

    => Step 2

    You need to register as a new user by filling in your information, consisting of

    1.     Username
    2.     Password
    3.     Address
    4.     Identification Number (PAN/Aadhaar/Driving License/other)
    5.     Contact Information.

    Once you have completed the signup process you will receive an OTP to the contact number you given.

    Authorities send you an email containing a verification link.

    Now you can login to TNREGINET portal once after you finish verification of your details.

    If you are a registered user, go to the ‘E-Services’ section on home page, and then select ‘Encumbrance Certificate’, then you can select ‘Search and Apply for EC.’

    After filling these details you can enter the captcha code and then search EC.

    Once you have clicked on the ‘Search,’ icon the documents related to the entered details will appear.  Then click on ‘Apply Online.’

    After entering your name and contact details, you click on save. Then you can go to the payment process.

    => Step 9

    Check the payment information once again and press the ‘pay’ button to get you into the e-payment screen.

    => Step 10

     Enter the necessary payment details, including

    • Name
    • Address
    •  Sub-registrar office.

    => Step 11

    Select the bank for e-payment to complete the transaction

    You will also be given a bank reference number, CIN number, and a transaction ID as soon as the payment is successful. Keep these details for future reference. Once the sub-registrar approves the application, the Encumbrance Certificate will be available in your login. The EC will include a QR code on each page and a digital signature from the sub-registrar. You will also receive an SMS notification.

    You can view the digitally signed EC under ‘E-services,’ then select ‘Encumbrance Certificate,’ and finally go to ‘Request List.’
